How do I start the process of building a custom home?

Typical schedule: 5% at contract signing, 10% at site preparation, 15% at foundation completion, 20% at framing/lock-up, 20% at mechanical rough-in, 20% at finishing, and 10% at substantial completion. This protects both parties and ensures work progresses before payment.

Are there any hidden costs I should know about?

We believe in complete transparency. Our detailed quotes include all anticipated costs. Items that are separate (and clearly noted) include: land purchase, landscaping beyond basic grade, window coverings, and furniture. We also recommend a 5-10% contingency for unforeseen conditions, which is standard in construction.

Design & Planning

Do I need an architect, or can you handle the design?

We offer both options. For simpler designs or renovations, our in-house design team can create plans. For complex custom homes, we work with talented local architects. We can help you choose the right approach based on your project complexity, budget, and design requirements.

Can you work with my own architect or designer?

Absolutely! We regularly collaborate with architects and designers chosen by our clients. Our collaborative approach ensures your vision is realized while maintaining constructability, budget compliance, and quality standards.

How involved can I be in the design process?

As involved as you want to be! Some clients prefer to approve major decisions only, while others want to be part of every selection. We use a client portal where you can track progress, view selections, and communicate with our team. We schedule regular site visits and decision meetings at key milestones.

Construction Process

Will I have a dedicated project manager?

Yes, every project is assigned a dedicated project manager who serves as your primary point of contact. They coordinate all trades, manage the schedule, handle quality control, and keep you informed throughout the process. You'll have their direct contact information and regular scheduled meetings.

How often can I visit the construction site?

We encourage site visits and schedule regular walkthroughs at key milestones (foundation, framing, pre-drywall, final walkthrough). For safety reasons, we ask that visits be coordinated with your project manager, especially during active construction phases.

What happens if we encounter problems during construction?

Construction always involves some challenges-weather delays, material shortages, unforeseen site conditions. Our 40+ years of experience means we've seen it all and know how to respond. We communicate issues promptly, present solutions with cost implications (if any), and keep the project moving forward.

How do you handle changes during construction?

Changes are documented through a formal change order process. We provide a written quote for the change, you approve it in writing, and then we implement it. This protects both parties and ensures clear communication. We recommend finalizing as many decisions as possible before construction to minimize changes.

Renovations

How long does a typical kitchen renovation take?

A standard kitchen renovation takes 6-10 weeks. This includes: design (1-2 weeks), ordering materials (2-6 weeks depending on cabinets), demolition (2-3 days), rough work (electrical, plumbing, 3-5 days), installation (2-3 weeks), and finishing (3-5 days). We provide a detailed timeline at project start.

Can we live in our home during a renovation?

For kitchen renovations, many clients set up a temporary kitchen elsewhere in the home. For whole-home renovations, it depends on the scope-sometimes it is manageable, sometimes temporary relocation is easier. We will discuss this during planning and work to minimize disruption to your daily life.

Do you handle permit applications?

Yes, we handle all permit applications and inspections as part of our service. We know the local building departments (Kamloops, Tkemlups te Secwepemc) and their requirements. This includes building permits, electrical permits, plumbing permits, and any other required approvals.

Warranty & Support

What warranties do you offer?

We provide a comprehensive 2-year warranty on workmanship, which is double the industry standard. Manufacturer warranties apply to materials and equipment (typically 1-10 years). We also offer a 10-year structural warranty. Any issues during the warranty period are addressed promptly at no cost to you.

What happens after the project is complete?

We conduct a final walkthrough where we create a punch list of any remaining items. Once complete, we provide all warranty documentation, care instructions for materials, and contact information for warranty service. We check in at 30 days and 1 year to ensure everything is performing as expected.
