The climate delivers everything: 38–40°C summer heat that dries and cracks shingles, UV exposure that ranks among the highest in BC, freeze-thaw cycles through shoulder seasons, the occasional heavy snowfall, and the ever-present risk of wildfire ember exposure. When you stack those conditions together, roofing materials wear faster here than in milder parts of the province.

A standard 3-tab asphalt shingle in Kamloops typically lasts 15–20 years. An architectural (laminate) shingle performs better — 20–28 years with good installation and ventilation. Metal roofing, cedar shake, and composite products can go 40–50 years or more when properly maintained. The actual lifespan of any roof depends on installation quality, attic ventilation, and how well it’s maintained along the way.

Moss or algae growth. Common in lower-slope or shaded roof sections. Moss retains moisture against the shingles and accelerates decay. Light moss can sometimes be treated; established growth on older shingles usually means replacement is the better move.

Active leaks or interior staining. Water stains on ceilings or in the attic after rain indicate the roof envelope has been breached. The source isn’t always directly above the stain, which is why a professional inspection matters.

Cedar Shake and Wood Shingles

Cedar shake has a long history in BC and looks beautiful on the right home. It’s a naturally insulating material and handles Kamloops’s temperature swings reasonably well. However: cedar shake requires regular maintenance (cleaning, treatment, and occasional shake replacement), is combustible without fire-retardant treatment, and the treated versions available today perform quite differently from the old-growth cedar used on homes built decades ago.

Composite roofing — products that mimic cedar shake, slate, or tile using recycled rubber and plastic — has matured considerably. They’re impact-resistant (important for hail), hold colour well, and require essentially zero maintenance compared to real cedar.

For Kamloops homeowners who want the look of shake without the fire risk or maintenance requirements, composite is increasingly the right answer. Products from manufacturers like DaVinci and CertainTeed have performed well in BC climates.

Cost range: $22,000–$45,000+ depending on product tier and home size

The Importance of Attic Ventilation

Roofing in Kamloops is not just about what’s on top. Attic ventilation is the hidden variable that determines how long any roof material actually lasts. An under-ventilated attic in a Kamloops home can hit 70–80°C on a summer afternoon. That heat bakes shingles from the inside, cuts lifespan dramatically, and contributes to ice dam formation in winter when escaping heat melts snow at the eave line.

Before any re-roofing project, a competent contractor will assess your current soffit and ridge ventilation and correct deficiencies as part of the scope. If a roofing contractor doesn’t mention ventilation, that’s a warning sign.
