Signs It's Time to Replace Your Windows
Windows don't fail all at once. They decline gradually — and by the time most homeowners notice, the problem has been costing them money for years. Here are the signs we look for when assessing a Kamloops home:
Condensation between panes. If you see fogging or moisture trapped inside a double- or triple-pane unit, the seal has failed. The insulating gas (usually argon or krypton) has leaked out, and the unit is no longer performing as rated. This can't be repaired — the glazing unit needs to be replaced.
Drafts near the frame. Hold your hand near the edge of a closed window on a cold day. If you feel cold air moving, the weatherstripping or frame itself is failing. Older wood frames in Kamloops often warp and shrink over repeated seasonal cycles, opening gaps that no amount of caulking permanently fixes.
Frost on the interior glass. Single-pane windows are essentially thermal bridges in cold weather. If your windows are frosting on the inside, you're losing significant heat and risking moisture damage to the surrounding wall assembly.
Difficulty opening or closing. Binding, sticking, or windows that won't latch properly are both a security concern and a sign of frame deterioration. Vinyl and aluminum frames can warp; wood frames can swell and rot.

Glazing: double versus triple pane. Double-pane windows filled with argon gas are the standard for most Kamloops renovations and offer a good balance of performance and cost. Triple-pane windows provide better insulation (lower U-value) and are worth the premium on north-facing exposures, larger openings, or homes targeting high energy efficiency. The energy savings over a 10–15 year horizon typically justify the upfront cost difference.
Low-E coatings. Low-emissivity coatings on the glass surface dramatically reduce heat transfer. In Kamloops, where solar gain in summer can overheat a home, choosing a Low-E coating with a lower solar heat gain coefficient (SHGC) on south and west-facing windows helps keep cooling costs manageable. On north-facing windows, you can opt for a higher SHGC to capture whatever passive solar benefit is available.
Frame materials. Vinyl frames are the most common choice in Kamloops residential projects — they're durable, low-maintenance, and perform well across our temperature range. Fibreglass frames are more dimensionally stable in extreme cold and are worth considering for high-performance builds or exposed locations. Wood-clad windows offer aesthetic appeal but require more maintenance, particularly in our dry summers.
Energy Rating (ER). In Canada, ENERGY STAR certification is the starting point, but look for the ER number on the label. The higher the ER, the better the window performs in cold climates. For Kamloops's climate zone, aim for ENERGY STAR windows rated for Climate Zone C or better.

Entry doors are often overlooked compared to windows, but an aging steel or fibreglass door with failed weatherstripping can leak as much heat as a poorly insulated window. The thresholds and door sweeps at the bottom are especially prone to wear in high-traffic homes.
Signs of wear to watch for:
- Visible daylight around the door frame when it's closed
- Difficulty latching or locking (frame has shifted or door has warped)
- Rust streaks or delamination on steel doors
- Soft or spongy areas on wood doors (rot)
- High heating bills without any other clear cause
Steel doors are secure and affordable but require attention to the thermal break at the frame to avoid condensation and heat loss. Lower-cost steel doors without proper insulated cores perform poorly in cold weather.
Wood doors are beautiful and carry warmth that other materials can't replicate, but in Kamloops's sun exposure they require more maintenance — regular refinishing every few years to prevent UV damage and checking for moisture intrusion at the base.
